Charlie Thomas is a serial entrepreneur and the Managing Partner of 1Oak Lending. With a career highlighted by scaling businesses from inception to over $200M in annual revenue, Charlie brings an unparalleled depth of operational and financial expertise to the lending space.

Following the successful acquisitions of his previous ventures, Greenlight Energy and PerfX Wireline Services, Charlie pivoted his entrepreneurial focus toward commercial real estate and private credit. At 1Oak Lending, he leverages his experience as a founder and active investor to provide strategic capital solutions designed to foster growth and long-term value in an evolving economy.

Devin Hunter joined 1Oak Lending in 2024 to lead the firm’s strategic sourcing and underwriting efforts. With over a decade of experience managing complex asset portfolios, Devin brings a rigorous, data-driven approach to evaluating investment opportunities and mitigating risk for our partners.

Prior to joining 1Oak, Devin served as Reserves Director at DJR Energy, where he was responsible for evaluating over $1 billion in Acquisition & Divestiture (A&D) opportunities and underwriting the deployment of $250 million annual capital budgets. His background combines deep technical analysis with sophisticated financial modeling, allowing him to identify value where others see complexity. At 1Oak Lending, Devin leverages this expertise to ensure every loan and investment is backed by sound fundamentals and a thorough understanding of asset performance.

Devin Hunter

Managing Director

With nearly nine years of experience across commercial real estate, land, and infrastructure assets, he serves as Senior Business Development Executive at 1Oak Lending, where he’s responsible for strategic partnerships, deal sourcing, and expanding the firm’s origination ecosystem nationwide.

Previously, Eric oversaw the day-to-day management of 25,000+ acres of utility-scale solar land assets and option contracts as a Managing Director at EOS Land Holdings, a Land REIT that had 2 GW’s of potential generation capacity from coast to coast. Before that, he oversaw investment sales teams at boutique firms and nationwide CRE firms such as Marcus & Millichap and Taylor Street. Eric also holds an active Real Estate & NMLS License in a handful of states.

Eric’s background spans multifamily, industrial, land, and renewable infrastructure transactions, with hands-on experience across the full lifecycle of complex real estate and development projects. He’s executed dozens of transactions both as a broker and as a principal, contributing to over $100 million in total transaction volume, and bringing a practical, execution-focused perspective to capital placement and deal structuring. At 1Oak Lending, he leverages this experience to source proprietary opportunities, cultivate institutional and operator relationships, and align borrowers, capital partners, and assets into executable financing strategies that prioritize certainty of close, speed, and disciplined structuring.

Eric Thomas

Senior Business Development Executive

Griffin Hillier served as a Business Development Executive at EOS Land Holdings, where he supported land acquisition and origination efforts across multiple U.S. markets under the direction of senior leadership.

In this role, Griffin led outbound outreach initiatives to landowners, brokers, and industry stakeholders, utilizing a variety of sales and communication techniques to source potential acquisition opportunities. His responsibilities included initial prospect engagement, relationship development, information gathering, and qualifying opportunities for further underwriting and review.

Griffin worked closely with the executive and acquisitions teams to ensure accurate deal flow, consistent follow-up, and effective communication throughout the early stages of the origination process. His efforts helped expand EOS’s proprietary pipeline and strengthen relationships across targeted land and development markets. Known for his persistence, organization, and ability to adapt messaging to different audiences, Griffin played a key role in supporting EOS Land Holdings’ land sourcing and outreach operations during his tenure.
